The whole thing in one line

Describe the room you actually have, talk to people the way you’d want to be talked to, and never ask for money before someone has stood in the doorway.

An honest listing

A listing is a promise about a real room. The photos must be of that room, taken by you, and recent enough that a seeker would recognise it walking in. The rent must be the rent — every fee a tenant will be asked for belongs in the listing, not in a message after they’ve travelled across Lagos to see it.

If you are a tenant sub-letting, you need your landlord’s permission before you list. If the room goes, take the listing down the same day.

A listing gets removed when

The photos belong to someone else · the address doesn’t exist · the rent in the listing isn’t the rent being asked · the room was let weeks ago · the same room is posted several times to sit higher in results.

Talking to each other

People arrive here looking for somewhere to live, which makes them easy to pressure. Don’t. No hurrying someone into a decision, no comments about their body, tribe, religion or who they live with, and no messaging someone again once they’ve said no.

  • Asking a seeker to continue the conversation on WhatsApp before a viewing — off-platform means unverified, and unverified is where fraud lives.
  • Sharing another person’s phone number, photo or address without them saying you can.
  • Sending the same message to fifty people. Bulk outreach reads as a scam because it usually is one.

Viewings and money

See the room before any money moves.A host asking for a deposit, inspection fee or “reservation” before you have stood inside the property is the single most common way people are defrauded in this market, and it is against these guidelines regardless of how convincing the reason sounds.

Meet in daylight where you can. Tell someone where you’re going. GoSquatters never holds, transfers or guarantees a payment — so if a message claims we do, it isn’t from us.

Writing a review

Write what happened to you. A review can be blunt, disappointed or unflattering and we will leave it exactly as you wrote it. What we take down is different: personal data, threats, claims you have invented, and reviews written in exchange for money or a rent discount.

Neither side sees the other’s review until both are in, or 14 days pass — so nobody is writing a reply instead of a review.

Reporting something

Every listing, profile and conversation has a report control. Use it — reports are read by a person, not a filter, and a report on a listing that turns out to be fake protects everyone who would have seen it next.

If you have been harmed or threatened, contact the police first, then write to support@gosquatters.online. We preserve the account, the messages and the listing so there is something for an investigation to work with.
